Many homeowners feel that selling their homes by themselves is the best or sometimes the only solution to the problem of having to sell their home. Whether you are a first time For Sale by Owner (FSBO) Seller or have done it many times before, it is important that you be familiar with the rules, regulations, and procedures concerning the sale of a home in California. Failure to follow any one of these could result in difficulty due to a loss of time, effort, and money, along with potential legal consequences. FSBO Sellers are more likely to have an enjoyable experience in the sale of their home if they take the time to educate themselves in the same subject matters that Real Estate Agents do. This Handbook should provide them with the basis for successfully closing their home and being able to move onwards with their lives. As you read this Handbook, realize that there are both benefits and difficulties in selling your home yourselves. The focus of this Handbook is to give you some insight into helping you get your home SOLD quickly and effortlessly. PROPERTY VALUE One of the most important factors in selling your home quickly is determining its FAIR MARKET VALUE. This is defined as: "Its agreed-upon worth by the marketplace." Several factors determine the Fair Market Value of your home compared to others similar to it. These include but are not limited to: 1. Sales price of homes already bought (generally within the last 6 months). 2. Sales price of homes currently being offered. 3. Features and amenities unique to each home, such as view, upgrades, age of carpet, condition of paint, condition and type of roof, pool, spa, Homeowner's Association, Mello-Roos district, etc. 4. Neighborhood the property is located in. 5. Local school district. 6. Character of your community. 7. Roadway accesses. 8. Neighboring attractions and distractions. 9. Qualifications and desires of your potential market. 10. Individual style of decorating. As you can see, many of these things are outside of your control, yet need to be factored into your pricing decision. Of course, you should still be aware of those factors and objectively determine their influence on your pricing decision. In addition to evaluating these items, it is also recommended that a friend who doesn't live in your neighborhood but is familiar with where you live also provide you with input as a contrasting opinion.
